Operating as a County Internal Service Fund within the Department of Facilities Management, the Real Estate Division provides comprehensive real estate services, managing a wide range of public and private transactions for the county and its clients. Our team works to ensure that the county's real estate assets are utilized effectively and efficiently, supporting the operational needs of various county departments.

The Leasing Unit of the division specializes in Design/Build/Lease transactions, often through Public-Private Partnerships (P3s), for both new and existing facilities. In addition to lease administration, the division offers expert property management services to ensure that all county-owned and leased spaces are maintained and optimized.

Currently, the division manages a portfolio that includes:

• 11.2 million square feet of county-owned space
• 3.2 million square feet of county-leased space
• Over 400 real estate lease agreements

The division is also responsible for maximizing the value of county-owned assets through strategic marketing, leasing, and the sale/surplus process, ensuring that these assets contribute to the county’s financial and operational goals.

The Acquisitions Unit of the division specializes in the purchase and sale of county properties, easements and special use agreements. Staff work to source new property, conduct the due diligence and escrow process. The division is also responsible for the County’s efforts to dispose of the remaining surplus property from the former county redevelopment agency. The unit is also responsible for vacant land management.

The Space Management Unit of the division is responsible for the overall organization and management of user space within county owned assets. The unit works in tandem with the accounting division and our customers to make sure that space plans and records are accurate and complete.
